The Acres is a development of around 700 new homes to the North-East of Horley in Surrey (UK). The development was built by Barratt Developments, their sister company David Wilson Homes (DWH) with a further section by Bovis Homes between 2010 and 2016.
This website has been created by The Acres Residents Association (TARA) which is a voluntary group set up by residents to protect the interests of all owners/residents and ensure that The Acres remains a great place to live. TARA was established in 2014 and operates according to its constitution.
The areas of the development built by Barratt/DWH other than privately owned land are owned by North East Horley Residents Management Company Ltd (NEHRMC), which is a separate entity originally established, and run, by the developers. Control of this company will pass to a group of resident directors shortly. NEHRMC currently contracts First Port Property Services (FirstPort) to manage the shared areas of the development.
The area built by Bovis Homes is owned by a further separate entity called Langsott Park (Horley) Management Company Limited which will also transfer to resident control shortly. Langsott Park (Horley) Management Company Limited currently employ Gateway Property Management Ltd (Gateway) to manage the shared areas of the development.
As part of the conditions for planning permission a new primary school, community hall and local shops have also been constructed.
Trinity Oaks is a new school built right at the heart of the community. It opened in September 2014 and is a single form entry, full primary school – from nursery to year 6. Breakfast Club starts at 07.30am each morning and there is a popular selection of after school clubs. Full information on the school website including admissions info.
Anvil Court is an extra care facility comprising 60 retirement apartments. It is located in the heart of the development next door to the primary school and benefits from the local shopping and excellent bus links enjoyed by the rest of the development. The building offers extensive facilities including a residents lounge, restaurant, hairdressing salon, guest suite and landscaped gardens.
Tanyard Barn Community Centre
The community centre was completed in 2017, is owned by Reigate and Banstead Borough Council and is run by Horley Community Preschool.
There are five commercial units in the area between the school and community centre. Three of these are occupied by Nisa while one has been taken by a local IT company and the other by a cafe and coffee shop called Cafè Ivy
